Twelve-thousand-square-foot courtyard renovation at Atlantic Court, a 180-unit Delray Beach condo property a block from the ocean. The HOA had been spending $42,000 a year on landscape maintenance and irrigation for a courtyard that still looked tired by August.

We installed in phases over three weekends to keep the courtyard open to residents. 65 oz/yd² face weight, sand-and-zeolite infill, perimeter aluminum edging keyed into the existing concrete walks. A dedicated dog-run section in the south corner uses the heavier anti-microbial backing.

Annual maintenance cost projected at $3,200 — about 8% of the previous spend. The HOA board approved a second courtyard install at the sister property six months after this one.
